I’m afraid that is a pretty common site on new build housing. About 25% of our work comes from couples that have bought a new build and find out, after they have completed, that they have problems in the garden.

The land is sold and usually asset stripped e.g. the top soil is removed and sold on, for more profit. During the development heavy plant then compacts the remaining subsoil, which is a recipe for problems re. drainage.

It’s rare to find topsoil bought back in, usually the developers just throw on some turf and run.
