Went in for the home demo today. To be honest it was more of an ‘Unofficial Snag’ for me as I am fairly well versed with how a central heating thermostat works and how to lock and unlock doors.

In the short time that i was in the house I raised 20+ items with the site manger. Most were fairly trivial and simply down to a lack of attention to detail. A few examples are:

1 – A power point in the washing machine space that will be 75% covered by the machine when its on place – they agreed to move it…

2 – Our rear garden slopes towards the house. The patio has no means of drainage and was already filling with water – They agreed to put a drain in.

3 – Garage power not working.

4 – A hole in the soffit was covered over with an extractor vent. They agreed this was a bodge job and that the soffit would be replaced.

The site manager was a reasonable guy and took all of the points on board. He was actually picking up points that I’d missed. He promised to try and get all of the items sorted for our completion date. I have issued a list to the site to make sure everything is down in black and white.

After much arm-twisting the sales agent finally managed to get the keys to another property of the same style on the development. So very excited we set off to view our new home (well the opposite hand of it….). The property was in the final stages of decoration with only floor tiling and making good left. In general I was very impressed with the quality of finish but did spot several items that I would call up on a snagging inspection, but I’ll leave that to New Build Inspections when we get access to our property closer to completion. The only point of concern that I have is that I have asked on 3 separate occasions for confirmation that the garage will have power and light; to be told by the sales agent that they were almost certain that it was included in our plot. However the house we viewed was distinctly lacking both.

Note to DWH – If I don’t find lights and sockets in the garage on inspection be prepared for a very unhappy bunny…

We have never received a spec list for our property from the sales agent as they have claimed that they were out of date, I am now regretting not pushing the issue as items like this would not be left chance.

The site was left open so I took the opportunity to see how things were progressing. At this point we were the potential owners of a shell with a first floor and the foundations for a garage. None the less there wasn’t anything untoward that leapt out at me when having a mooch around the property.
